Turnaround Time

As fast as 1 hour depending on previous landlord follow-ups and employment verification. Typical turnaround time is 2 business days.

First Come, First Serve

Applications are reviewed in the order they are received. If an application is incomplete or declined, the next application is reviewed. Once an application is accepted and a lease is signed, later applications may be transferred to another property.

Pet Policy

  • $500 one-time pet fee for first pet
  • $125 one time pet fee for 2nd and 3rd pet
  • Maximum of 3 pets per property
  • Some properties will also require a $25-$50 per month pet rent

Equal Housing Commitment

Real Property Management of the High Plains complies with the Federal Fair Housing Act (FFHA) and all state/local laws. We do not discriminate based on race, color, religion, sex, handicap, familial status, national origin, or age.

Each occupant 18+ must complete an application and pay the application fee.

Approval Criteria

Approval is based on the following eight (8) factors:

Identification Verification

  • Driver’s License 
  • Identification Card 
  • Social Security Card 
  • Passport 

Credit Score

  • Credit scores of 600 or below will be declined, or a larger deposit might be required
  • Co-signers must earn 5x rent and have a credit score of 650+

Credit History

  • Credit history obtained through Experian
  • No collections, evictions, or liens within 5 years
  • No open bankruptcy

Employment Verification and History

  • Last 2 months of pay stubs required
  • Employer contact information required

Income Verification

  • Monthly income must be at least 3x rent
  • Verified via pay stubs, tax returns, or bank statements

Resident Verification and History

  • Minimum 3 years housing history required
  • Landlord references required

Criminal History

Criminal background checks are conducted for all applicants 18+

Animal Criteria

  • Up to 3 pets allowed (varies by property)
  • Restricted breeds apply

Application Fees, Deposits, Rent and Other Fees

Our Fees

Application Fee $50 per applicant Paid online. Required for all applicants 18+.
Security Deposit Varies By Situation Deposit is due within 72 hours of approval. If the deposit is not received, the home will be left available for other prospecting tenants.
First Rent Payment First Month’s Rent First month’s rent due before move-in.
Lease Admin Fee $15 per Month $15 per month for the admin fee.
Lease Renewal Fee $95 Per renewal.
Late Fee $100 Charged on the 5th of the month at 5:00 PM and $5.00 per day until paid.
